How concrete polishing works

Polished concrete is not a coating. It is a mechanical process that grinds the top of the slab with progressively finer diamond tooling, much like sanding wood from coarse to fine grit. Early passes remove the rough surface and flatten the floor. Midway through, we apply a chemical densifier that soaks in and reacts with the concrete to make it harder and less porous. Then we continue with finer diamonds until the floor reaches the sheen you picked, from a soft satin to a high gloss that reflects the lights overhead.

The finished floor is the concrete itself. Nothing sits on top to chip or peel. A penetrating guard is usually applied at the end to help with stain resistance, and periodic burnishing keeps the shine up.

Choosing the look

Polished floors are described by two things: aggregate exposure and gloss level. A cream finish barely touches the surface and shows the smooth gray paste. A salt-and-pepper finish cuts a bit deeper to reveal fine sand particles. Full aggregate exposure grinds down far enough to show the larger stones in the mix, which gives a terrazzo-like look. Gloss levels run from matte to high reflective. We can also add dyes to tint the floor in browns, blacks, blues or other colors, and cut saw lines or patterns into the surface.

Every slab is a little different, and you never know exactly what aggregate is inside until we start grinding. We usually polish a small test area so you can see the real result before we commit to the full floor.

Where polished concrete makes sense

  • Retail stores and showrooms
  • Offices, studios and coworking spaces
  • Warehouses and light manufacturing
  • Churches, gyms and event spaces
  • Restaurants and coffee shops
  • Homes with slab foundations, especially modern or farmhouse styles

Many older buildings downtown and along the rail corridor have thick, sturdy slabs hidden under carpet, vinyl or tile. Once those coverings come up, polishing can turn that concrete into a beautiful floor and keep the building's industrial character.

Why owners choose it

Polished concrete is very low maintenance. It has no grout lines to scrub, no wax to strip and no topcoat to wear through. Daily dust mopping and occasional auto-scrubbing keep it clean. The reflective surface can brighten a space and reduce lighting needs. Because the floor is dense and hard, it handles forklifts, carts and heavy foot traffic well. And since it uses the slab you already have, it avoids the cost of new flooring materials.

Limits to know about

Polished concrete is not right for every slab. Badly cracked or heavily patched concrete will show those repairs in the final finish. Slabs with deep oil contamination can stain or show dark areas. Very soft concrete may not hold a high gloss. Polished floors also are not stain-proof; acidic spills like vinegar, wine or soda can etch the surface if left too long. During the site visit we look for these issues and tell you honestly whether polishing or a coating system would serve you better.

Care and maintenance

Dust mop daily in busy spaces to remove grit that can dull the surface. Clean with a neutral pH cleaner made for polished concrete. Wipe up acidic or oily spills quickly. Periodically, a high-speed burnisher brings the shine back. Every few years, high-traffic areas can be refreshed with a light polish and new guard. If you want more color or a coated look, compare with metallic epoxy.

Older buildings and historic slabs

Renovations in older brick buildings often uncover concrete with character: old patches, saw cuts, embedded tracks and decades of wear. Some owners love that history and want it to show through. Others want a cleaner, more even result. We talk through how much character to keep, then grind and polish to match. A finished floor that tells a bit of the building's story can be a real selling point for a shop or restaurant.
