Workshop in Jackson, TN with a flake epoxy floor

What a flake floor actually is

A flake floor, also called a chip or broadcast floor, is a layered coating. We prime the ground slab, apply a colored base coat, and while it is still wet we throw handfuls of thin vinyl chips across the whole surface until no base color shows through. When that cures, we scrape and vacuum off the loose chips and seal everything under one or two clear topcoats. The result is a floor with a speckled, stone-like look and a slight texture you can feel with your hand.

The chips do more than decorate. They add thickness and impact resistance, they break up the surface so small scuffs and dust do not stand out, and the texture gives your shoes something to grip. That combination is why flake is the most common choice for garages and shops in this area.

Why it suits life around here

Between clay tracked in from the yard, pine straw, cut grass and the yellow pollen that coats everything each spring, garage floors get dirty fast. A solid-color glossy coating shows every footprint. A flake floor hides most of it. You can go a week or two between sweepings without the floor looking neglected, and when you do clean, a dust mop and a damp mop handle it.

The texture also helps on muggy mornings. Concrete and coatings can sweat when warm, wet air meets a cool slab, and smooth floors get slick. A full broadcast with the right topcoat stays more sure-footed, and we can add a fine grit to the clear coat near doors and steps for even more grip.

Chip sizes and color blends

Flakes come in several sizes. Smaller chips create a tighter, granite-like texture, while larger chips give a bolder, more scattered pattern. Blends range from warm tans and browns to cool grays, bright mixes for game rooms and dark blends for shops where grease is likely. We bring sample boards so you can compare them in your own lighting before deciding, because the same blend can look quite different under LED fixtures than in afternoon sun.

Some customers like a coordinated look: a flake floor in the garage, a matching blend on the back porch, and a clear sealer on the walks between them. We can help plan that so everything fits together.

Where flake floors work best

  • Attached and detached garages
  • Workshops, pole barns and hobby shops
  • Laundry rooms and mudrooms
  • Covered porches and screened patios
  • Locker rooms, break rooms and showroom floors
  • Veterinary clinics, kennels and grooming rooms

How we install it

Every flake floor starts with diamond grinding and dust collection. We repair cracks and pitting, then apply a primer that soaks into the concrete. The base coat goes down in your chosen color, followed by a full broadcast of chips. After curing we scrape the surface to knock down any chips standing on edge, vacuum thoroughly, and apply the clear topcoat. Most garages are finished in one or two days. Larger shops and commercial areas may take longer depending on size and repairs.

Topcoat choices

The clear topcoat is what you actually walk on, so it matters. We usually recommend an aliphatic polyaspartic topcoat because it resists yellowing in sunlight, holds up to hot tires and cures quickly. For shop floors that see heavy chemical exposure, a high-solids urethane may be a better fit. We will talk through the tradeoffs during your visit and suggest what makes sense for your space.

Living with a flake floor

Sweep or blow off loose debris, then mop with a neutral cleaner when the floor looks dull. Wipe up oil and chemical spills promptly. Use pads under motorcycle kickstands and jack stands, and avoid dragging sharp metal across the surface. With that basic care, a flake floor keeps its color and sheen for years. If your floor is showing wear, our repair service can often refresh the topcoat without a full replacement. For a smoother, more decorative look, consider metallic epoxy instead.
