Peeling garage coating in Jackson, TN

Common reasons floors fail

We get a lot of calls about coatings that looked great for a few months and then started coming apart. In almost every case, the cause falls into one of a few categories:

  • Poor prep: The concrete was acid washed or just cleaned, not ground, so the coating never truly bonded.
  • Hot tire pickup: Hot tires soften a thin or low-grade coating and pull it off the floor when the car leaves.
  • Moisture: Vapor rising through the slab pushes the coating up, causing blisters and bubbles.
  • Wrong product: One-part garage paints or water-based kits are too thin for real use.
  • UV yellowing: Epoxy topcoats exposed to sun turn amber over time.
  • Contamination: Oil, silicone or old sealer left on the slab blocked adhesion.

Before we suggest a fix, we figure out which of these caused your problem. That way the repair addresses the cause, not just the symptom.

Our assessment

During the visit we check how well the remaining coating is holding. We tap and scrape test areas, look at the underside of peeled pieces, measure moisture in the slab and look for oil or other contamination. If peeling is limited to the tire paths, the cause is usually hot tire pickup. If blisters cover the floor, moisture is often the issue. If it is flaking everywhere with clean concrete underneath, the coating likely never bonded at all.

Repaired flake floor in Jackson, TN

Repair options

Spot repair and recoat. When most of the coating is bonded well and damage is limited, we grind out the failed areas, feather the edges, rebuild with compatible material and apply a new topcoat across the whole floor so it looks uniform.

Topcoat refresh. When the base is sound but the topcoat is scratched, dull or yellowed, we scuff the surface and apply a new clear coat, often polyaspartic for UV stability.

Full removal and replacement. When failure is widespread, the right move is to grind off the old coating completely and start fresh with proper prep and a quality system. It costs more up front but avoids paying for the same problem again.

Matching colors and patterns

Matching an existing flake blend or solid color is not always perfect, especially if the original floor has faded. For small repairs we try to get as close as possible with the same or a similar blend. For larger repairs, we often recommend recoating the whole floor so the color is consistent from wall to wall.

Cracks and concrete damage

Sometimes the coating fails because the concrete underneath has problems: cracks from shifting clay soil, spalled joints, pitting or crumbling near the garage door. We repair these with the right materials, using flexible fillers for active cracks and rigid epoxy or polyurea repair mortars for spalls and holes, before recoating. Fixing the concrete first means the new coating has something solid to hold.

Preventing future failures

Once the floor is repaired, a few habits help keep it that way. Let hot tires cool before parking for a long time if your coating is a thin type. Clean up chemical spills promptly. Use plywood or pads under jack stands. Have the topcoat refreshed every several years in high-traffic areas. If you are ready for a complete upgrade, look at our garage floor epoxy or polyaspartic systems.

Repairs for businesses

Commercial floors fail too, often in forklift turns, near dock doors and around drains where water and chemicals collect. We repair those areas in sections, using fast-cure materials so the space can go back into service quickly. If the original coating was too thin for the traffic, we will explain the options for upgrading to a heavier system in the worst areas without redoing the whole building at once. A clear plan helps you budget repairs over time instead of reacting to each new failure.
